Asked about Casa Mila, answered straight.

Can a foreigner buy Casa Mila?

Yes. Mérida sits inside Mexico's coastal restricted zone, so a foreign buyer holds a home through a fideicomiso, a renewable bank trust with the full right to live in, rent, remodel, sell and will the home. Casa Mila is already held in a registered bank trust, so a foreign buyer can often take over the existing one (a cesión de derechos), which is usually faster and cheaper than opening a new trust. The acquisition tax still applies.

Is it sold furnished?

Yes. It sells fully furnished and equipped for seven guests: three king beds and a single, a full kitchen with dishwasher and gas range, washer and dryer, a home gym and a dedicated workspace.

Can I keep renting it on Airbnb?

Yes. It holds a 5.0 rating and Airbnb's Guest Favourite badge, has bookings on the calendar for November and December, and has a local management team in place that you can keep. Rental income is taxable in Mexico, so you'll want an RFC (tax ID) and an accountant; we'll introduce you to ours.

Can I see it without flying in?

Yes. We do live video showings with the MBH File in hand. You can also sign through a power of attorney granted at a Mexican consulate, or notarized and apostilled at home, so most buyers visit once to see it and once to sign, and either trip can be skipped.

What will it cost me to close?

Roughly 5.8% of the price for a Mexican buyer and about 6.5% for a foreign buyer opening a new bank trust, itemized in the table above. The buyer pays the acquisition tax (ISAI), the notary, the Public Registry and the appraisal; the seller pays any capital-gains tax. Your notary's quote is the final word.

Is there a commission?

Not for the buyer. Casa Mila is offered directly by its owner, Jamie Nitze, and there is no buyer's commission.
